The Challenge
Terrazzo floor restoration was required in this Memorial home after the new homeowner uncovered original 60+ year-old terrazzo during a full renovation. Once existing flooring materials were removed, the terrazzo was revealed to be in severely deteriorated condition due to decades of neglect.
The floor contained extensive cracking beneath previously installed kitchen cabinetry, numerous holes from carpet tack strip removal, missing terrazzo sections, visible lippage between panels, and widespread staining. Portions of the installation appeared beyond repair. The homeowner had previously hired another company to begin restoration, but the work was left incomplete, requiring a comprehensive corrective approach to address both structural and surface deficiencies.
The Restoration Process
The project required extensive structural repair before surface refinement could begin. Damaged and missing terrazzo sections were rebuilt, including installation of new terrazzo in areas that could not be salvaged. All tack strip holes were individually repaired, and cracked sections were stabilized.
Lippage removal was performed to level uneven panel transitions and restore surface continuity. Once structural integrity was reestablished, the entire installation underwent progressive diamond grinding and honing to remove stains and surface damage.
The final polishing stages developed a consistent high-polish finish across both original and newly installed terrazzo. An impregnating sealer was applied to support long-term maintenance and reduce moisture penetration.
The Results
The completed terrazzo floor restoration unified repaired and original sections into a cohesive, high-polish installation. Reconstructed areas blend seamlessly with the existing terrazzo, eliminating visible signs of prior damage.
Lippage was corrected, cracks were stabilized, and the polished finish now reflects light evenly throughout the home. What began as a severely neglected floor has been restored into a durable architectural feature that complements the property’s full renovation.
