A typical residential area (500-1000 sq ft) takes 2-4 days including deep cleaning, diamond grinding (multiple grits), polishing, and sealing with proper cure time. Larger commercial projects may take 1-2 weeks. We work systematically to minimize disruption and can often section off work areas to maintain partial access during restoration.

With proper maintenance, terrazzo typically needs re-polishing every 5-10 years in residential settings, or every 2-5 years in high-traffic commercial environments. Sealer should be reapplied every 1-3 years depending on traffic, cleaning methods, and wear patterns. Regular dust mopping and damp mopping with pH-neutral cleaners significantly extends the time between polishing services.

Yes, we can source and install replacement divider strips in brass, zinc, or plastic to match your existing terrazzo design. For historic terrazzo with unique or discontinued divider profiles, we work with specialty suppliers or can custom-fabricate strips to match. Divider repairs are common in crack restoration and are blended seamlessly with the surrounding terrazzo during the grinding and polishing process.

Cementitious (traditional) terrazzo uses Portland cement as the binder—common in pre-1970s installations. It’s more porous, requires sealing, and can be sensitive to acids. Epoxy terrazzo uses epoxy resin as the binder—common in modern installations. It’s less porous, more stain-resistant, and available in vibrant colors impossible with cement. Both can be beautifully restored, but epoxy terrazzo typically offers greater chemical resistance and design flexibility.
