The Challenge
Epoxy terrazzo floor damage restoration was required at a commercial retail space within Houston’s Galleria area after improper cleaning methods caused severe surface etching and widespread degradation. A recently installed epoxy terrazzo floor began showing rough texture and rapid soil attraction shortly after a maintenance service was performed.
The affected area, approximately 1,200 square feet, presented visible surface damage that significantly altered the floor’s appearance and feel. Replacement was being considered after multiple restoration attempts by other companies were unsuccessful in reversing the condition.
Inspection and Material Identification
During inspection and test refinement, it was determined that the floor was an imported epoxy terrazzo system rather than a traditional cement-based terrazzo. Further evaluation revealed residual wax buildup and chemical etching across the surface.
The product previously used during cleaning could not be fully verified due to lack of available technical documentation. Based on surface condition and testing results, chemical interaction was suspected to have contributed to the etched and rough texture. Controlled test areas were performed to confirm that mechanical refinement could restore the surface without replacement.
The Restoration Process
After protecting surrounding retail fixtures and merchandise areas, wax residue was removed and the damaged epoxy terrazzo surface was mechanically refined using diamond abrasives. The goal was to eliminate etching while preserving the integrity of the epoxy matrix.
Progressive refinement stages were performed to restore a smooth, uniform surface and achieve a factory-consistent finish. The final stage involved application of an appropriate impregnating sealer to support maintenance and reduce future surface complications.
The Results
The completed epoxy terrazzo floor restoration corrected the rough, etched surface and restored a consistent finish across the affected area. Replacement of the 1,200 square foot installation was avoided through controlled mechanical refinement.
The floor now presents a uniform appearance suitable for a high-traffic commercial retail environment.
