The Challenge
Commercial terrazzo floor restoration was required at an entertainment venue in Bellaire, TX after the 8,000 square foot installation began showing yellowing, sticky residue, and uneven appearance less than one year after installation.
Routine maintenance had involved repeated stripping and waxing, which led to layers of residual wax buildup. Over time, incomplete removal of previous coatings trapped dirt and debris beneath the surface, creating discoloration and a tacky finish that was noticeable underfoot. Despite regular servicing, the floor no longer appeared clean or professional.
Management sought a long-term correction rather than another cycle of stripping and rewaxing.
The Restoration Process
The project began with controlled removal of existing wax layers through mechanical diamond honing rather than chemical stripping alone. This process eliminated embedded residue, surface scratches, and accumulated coatings that had altered the terrazzo’s natural appearance.
Progressive diamond refinement stages restored clarity to the terrazzo surface while removing the buildup responsible for discoloration. Unlike topical wax applications, this mechanical polishing process refined the terrazzo itself rather than adding a surface coating.
Once polishing was complete, an impregnating sealer was applied to reduce moisture penetration and support proper maintenance practices moving forward.
The Results
The completed commercial terrazzo floor restoration eliminated yellowing, removed sticky residue, and restored a consistent polished finish across the entire installation.
By removing the wax buildup and refining the terrazzo mechanically, the floor no longer requires routine stripping and waxing cycles. The surface now presents a clean, professional appearance suitable for a high-traffic commercial environment.
