The Challenge
Concrete floor polishing was requested during the remodel of a restaurant preparing to open its third location in Westchase Houston, TX. The existing slab was in poor condition, with a failing epoxy coating, widespread pitting, visible cracking, and multiple large surface voids.
The deteriorated coating had delaminated in several areas, and once removal began, significant surface defects were exposed.
The goal was to completely remove the compromised epoxy system, stabilize damaged sections of the slab, and refine the surface to a consistent 800 grit polished finish suitable for a high-traffic restaurant environment.
The Restoration Process
The project began with aggressive mechanical grinding to remove the thick, failing epoxy coating. Complete coating removal was necessary to expose the underlying concrete and assess the full extent of surface damage.
After the slab was fully exposed, cracks were repaired and large holes were patched using compatible repair materials. Each repair was leveled and blended to restore structural integrity and surface continuity.
Following structural correction, the slab was progressively refined using multiple diamond grinding stages. The concrete was polished to an 800 grit finish, producing a clean, consistent surface with moderate reflectivity appropriate for a commercial dining space.
A guard was then applied to enhance stain resistance and improve long-term maintainability while preserving the natural character of the polished concrete.
The Results
The completed concrete floor polishing project transformed a heavily damaged and poorly coated slab into a refined commercial surface ready for restaurant operations. Epoxy was fully removed, structural defects were stabilized, and the slab was mechanically polished to a uniform 800 grit finish. The guard application enhanced clarity and reflectivity while providing additional surface protection.
The floor now presents a consistent, durable finish suitable for a high-traffic restaurant setting.
